Derwent House is situated in the Conservation Area of the Climping Gap, the last undeveloped stretch of coastline between Brighton and Bognor Regis. The West Beach Sand Dunes are an area of Special Scientific Interest with rare plants and birds. Climping Street is a no-through road giving access only to the Beach (1/2 mile), the prestigious Bailiffscourt Hotel, a renowned venue for weddings, and the Black Horse Inn, a traditional Pub/Restaurant, just two minutes walk down the lane.

Guests will find a warm, friendly welcome from Jon and Julia to their country home where they offer quality bed and breakfast in a relaxed atmosphere where their guests can escape from the pressures of the outside world and discover the calm of the country and seaside.

Rooms: There are two guest bedrooms offering accommodation for four people. * * * Bedroom 1 has a four poster bed and ensuite bathroom. * * * Bedroom 2 with ensuite bathroom. * * * Both rooms have flat screen televisions and tea and coffee making facilities.

Breakfast: A full English ‘hearty’ breakfast, or a ‘healthy’ option breakfast, with locally sourced produce is served at a sociably shared table in our Dining Room with wood burning stove in winter.
